FSBO Miami versus Miami Real Estate Agent services

Whichever way you chose, the most important aspect is who you work with.

If you chose to work with a real estate agent, you have to pay a commission - but that is the price for having at your side a licensed person, that will do a professional job for you.

If you chose to discuss directly with the homeowner, you have to be aware that you’ll save the commission in exchange for an increased risk and less professional services. So this is your turn to invest more time and energy - sometimes even more money - so that the selling process evolves in your best interests.

So, are you prepared to deal with the Miami homeowners? Can you afford the extra time? Are you willing to learn a few tricks and most important: are you a good negotiator?

Here’s a comprehensive comparison between this two methods of buying a Miami Beach house:

1. miami real estate agents will find more suited houses in shorter time because they have access to MLS (Multiple Listing Services). Without the help of the realtor, you’ll have to find the houses yourself. If, in your area, the listing services are available to the public, that’s just great. If not, finding a proper house for sale will be quite a hassle.

2. So, every fsbo miami is an option for you, but you will have to find the properties by yourself. You’ll have to look for ads in the local newspapers, posts on the Internet and at the same time keep an eye on the houses for sale in the neighborhood -those will probably display a yard sign saying “For Sale by Owner”.

The miami real estate agents may not be happy to tell you about homeowners that want to sell their houses unless those people are paying a commission to them. In fact, some realtors won’t tell you about fsbo miami even if the seller would be willing to pay a certain commission.

3. However, a miami realtor can give you a professional opinion of how much a home is worth. Even if you need to look upon it with a bit of skepticism because realtors have an incentive to inflate the price, an analysis from a realtor is a good starting point when evaluating several houses. When you decide upon the house you want to buy, you’ll also have to speak to an appraiser, who will evaluate the house.

4. If you don’t hire a realtor you help the homeowner save a nice percent in the affair - somewhere around 4 to 7 percent of the house price - thus think about negotiating a lower price with the homeowner.

With these being said, I just want to add that most buyers prefer to work with a miami real estate agent rather than proceeding to find a house on their own. Buyers recognize the benefits of having a real estate agent to best represent their interests, especially when it will not cost them a dime. Homeowners that agree to hire a realtor and pay the commission, know that by this they open the doors towards a larger market, and more potential buyers will be interested in purchasing their home. But you may think otherwise, and the decision is in your hands.
